Koundouros Seafront Villa

Located on the western coast of Kea, this two-story seafront villa rests on a 4,055.82 sq.m. plot. A low-impact path was created to connect the property to the existing municipal road, ensuring easy access while maintaining the integrity of the surrounding natural landscape.

The residence is composed of two distinct volumes. The lower volume, located on the ground floor with its characteristic stone cladding, is partially embedded in the earth due to the steep slope. This design allows the ground floor to integrate with the natural contours of the plot, blending harmoniously with the surrounding terrain.

The second volume is rectangular and sits atop the first, emphasizing the architectural distinction between the two volumes. The differentiation is further accentuated by the slight projection of the second volume over the first. The integration into the natural landscape is enhanced by the surrounding vegetation and the extensive use of stone as a natural building material.

The ground floor features the main living areas, including the living room, kitchen and dining area, a guest bathroom, an ensuite bedroom, and an internal staircase that leads to both the first floor and the basement. The arrangement of spaces along the façade enhances the connection to the landscape, offering unobstructed views, ample sunlight, and natural ventilation for each room.

The ground floor is constructed with dry stone sourced from the excavation site, designed to blend with the landscape by mimicking the appearance of traditional dry-stone walls. This feature, prominent in the surrounding area, is a fundamental element of Cycladic vernacular architecture.

On the first floor, there are two ensuite bedrooms with unobstructed views and access to a balcony. The folding wooden shutters placed on the western façade over the balconies help filter the light during sunset and enhance the closure of the volume, which is finished with a gray thermal plaster.
In the basement of the residence, there are auxiliary spaces, a home cinema, a gym, and a spa area with a sauna. The space takes on a sculptural and dramatic quality, with exposed stones highlighted by the carefully designed lighting.

An energy-efficient pergola is installed in the outdoor area, sheltering the seating area as well as the outdoor kitchen and dining space. The rotating slats of the pergola regulate the amount of sunlight that filters through during the day.

The swimming pool is placed next to the pergola and is adjacent to the living areas, aligned parallel to them. Earthy colors were chosen to blend seamlessly with the natural environment of Kea.

Minimal interventions were made to the surrounding area to ensure the building blends harmoniously with the broader environment and natural landscape. Local Mediterranean plants were selected for the landscape design to align with the native flora. Natural construction materials such as stone and wood were used, while the earthy tones of the plaster and flooring complement the hues of the surrounding landscape.
